Problem

In February 2016, two unexpected tornadoes, seven days apart from each other, passed through the exact same location in Pensacola, FL.

The first occurred around 6:00 p.m. on February 15, 2016, lasting only a couple of minutes. It tore through the Eastgate Plaza, removing roofs and business signs, shattering storefront windows, and leaving most of the area without power.

The second tornado swept through the same area while DKI was already on scene restoring the original damage…

Solution

DKI was immediately onsite, following the initial tornado, after receving a call from their client, Validus Group, a commercial real estate investment company in Tampa, FL that owns the Eastgate property. They started boarding up and securing the area, including ten of the businesses that make up Eastgate. Within 36 hours, DKI had secured all affected units, cleaned the debris in the parking lot, and completed inspection of the property so the undamaged or minorly damaged units could reopen.

Three 6000 CFM desiccants were set up on the larger affected units, and the team used generators and LGRs on the smaller units. Temporary roofing, including decking replacement, was required on over 40,000 feet of flat roofing to prevent additional water intrusion while the scope and scheduling was determined.

DKI worked closely with the property owners, tenants, and all parties’ insurance companies. They also facilitated the disposal of inventory in two units, and within 72 hours, they completed inspection and replacement of a 180 x 20 foot firewall that had collapsed in another unit, so that business could reopen and to prevent its permanent closure.

In the midst of these repairs, the second tornado hit, bringing an additional 120 residential claims for the DKI member company. The team now also had to adjust the scope of work for Eastgate Plaza to include:

  • Repairing a damaged tarp the team had already installed
  • Replacing a 48,000-square-foot Winn Dixie Store’s roof
  • Additional water intrusion and damage to the units that the team was already in the process of restoring

Luckily, employees and security were onsite during the second tornado, so DKI was allowed to immediately evaluate the additional damage, start water extraction and begin securing the additional units within minutes of the storm.

The team also was able to reopen the Winn Dixie within 14 hours of the passing of the second storm. And, full mitigation was completed in less than one week.
